What is Asbestos?

If your Vancouver home or property was built during the late 1920’s to the late 1980’s, it could contain asbestos. Asbestos was used in many materials and is not able to be seen by the human eye. Asbestos is a very tiny fibre that was used in the making of certain materials. It’s adhesive and fire retardant characteristics made it very favourable. Unfortunately along with these great features, came extreme health risks that no one expected.

What are health affects related to asbestos?

After identifying the health risks associated with asbestos disturbance, the use of asbestos has drastically decreased. What was commonly used in everyday homes, was banned and safe new materials were created. However, many homes still have asbestos containing materials and could be at risk. Prolonged exposure to asbestos has been connected to many respiratory diseases such as;

  • Mesothelioma
  •  Lung cancer and
  • Asbestostosis

The key thing to understand when dealing with asbestos is if it has not been disturbed, then there is no harm to you and those in the property. Only once the disturbed fibres have been released in the air does it pose a threat.

Where can I find Asbestos?

Asbestos can be found in many areas around your home or property;

  • Plaster and Drywall
  • Pipe Wrap and Duct Wrap
  • Register Vents
  • Ceiling Tiles and Floor Tiles
  • Insulation / Vermiculite
  • Siding

The only way to know 100% if a material contains asbestos is to have it tested. A sample is taken and sent to a laboratory where they breakdown and analyze the makeup. The lab will give a report which breaks down not only the type of asbestos but the percentages that it contains. The higher the percentage, the more health risks are related, if it becomes disturbed.

How to Remove of Asbestos

Asbestos Removal and Asbestos Abatement projects are broken down into three categories;

  1. Type 1
  2. Type 2 and
  3. Type 3

No matter what type the project is considered, it should be performed by a professional asbestos abatement company.

We at Canada’s Restoration Services Vancouver takes pride in following all industry guidelines when removing and handling asbestos;

  • All technicians are certified and protected wearing full PPE (personal protective equipment) from head to toe.
  • All affected areas are contained and equipment is set up to ensure no cross contamination.
  • All affected materials are wetted down to prevent as little fibre release as possible and are bagged and sealed.
  • Once the materials are removed, the technicians and bags enter into a secondary containment where they do another wipe down; this ensures again, no cross contamination into the other areas of the property.
  • Equipment will remain running for an additional 24-48 hours, or until post-clearance testing has been granted. Only then, will the containments and equipment be removed.
  • After all this is complete, a certificate of asbestos removal will be given; certificates are transferable should you be selling the property.

Asbestos FAQ's for Vancouverites

  • Prior to 1973, crocidolite or ‘blue’ asbestos from the amphibole class was commonly sprayed to insulate cement pipes in structural steel across BC. The spray application of crocidolite is considered one of the most dangerous forms of asbestos use
